With our extensive experience of nearly 40 years in installing windows in San Diego and Southern Orange County regions, we've handled thousands of quotes. This wealth of experience uniquely qualifies us to provide valuable estimates to those considering changing their windows. We understand that everyone has a unique reason or timing when replacing windows, and we're here to guide you through the process.
While prices of product and installation have certainly changed over time, the average cost to replace windows in a three-bedroom home in 2025 is between $10,000-20,000 depending on the number of windows, the window frame material, and the complexity of the installation. We know that's quite a range, so let's break it down more specifically to the most common materials and installation conditions.
While each home is unique, many 3-bedroom homes have around 15-20 windows. That's certainly not the highest number of windows we deal with, but it is slightly above the average. The windows' placement, window operating style, quality of the existing opening, and architecture play a role in turning a basic installation into a complex one. For instance, if you have radius windows or very large or tall windows, these tend to be more expensive due to their demands on either the installation, the customization to the opening, or the volume of material, which increases product costs.
If all your windows are basic vertical sliding windows or horizontal sliding windows, it's a more straightforward job. Having more picture windows or casement windows can make the production costs even more affordable because fewer moving parts generally mean a less expensive window. However, keep in mind that the choice of operating style has more to do with the correct function for that area of the home than simply a choice based on personal preference. We may recommend certain window styles for certain areas even if they increase costs, but that's not the goal of the recommendation.
We want to ensure the windows are easy to operate for that area of the home and have the intended outcome for their operating style's use case. For instance, using casements to capture and redirect a breeze into the home or using double-hung windows to cool the house by pushing hot air out the top and bringing in cooler air through the bottom sash. Most installations have at least one or two installation challenges, but we've seen it all over the years and can confidently provide you with an accurate quote while recommending a great set of windows.
While the number of windows plays a role in the cost, assuming you want to consider the same number of windows across all quotes, the frame material is one of the most significant factors in the price difference. Milgard Vinyl Windows are one of the most common materials due to its affordability, but we also commonly see aluminum replacement window requests for modern aesthetics. Fiberglass windows are the highest-end product in our recommended product lineup, but it is one of the longest lasting windows you can purchase and may be well worth the investment.
Vinyl would be considered the most affordable material, with pricing closer to the lower end of the $10-20k range. Aluminum actually involves more labor as it isn't fully assembled like vinyl windows. More labor time is required to ensure a great final frame setup. That means aluminum would land somewhere towards the middle of the price range. Finally, as fiberglass is the most expensive option, it will land you closer to the high end of the $10-20k range.
Consider the material durability and expected lifetime use of each frame material when comparing the pricing of these frames. While we wouldn't say you're getting the same affordability by choosing fiberglass over vinyl, fiberglass's longer lifespan means fewer replacements over the decades, so that's something to consider. Ultimately, you'll likely want to select a product that fits the quality expected in that neighborhood. Choosing a product that's much more expensive when it's not necessary may mean you can't recoup as much of its value when you sell. Installation of a cheaper product than every other home in the neighborhood may mean you can't sell at the expected price. Remember, even though they may not be a primary focus, windows are one of the most visible aspects of your home and add to the curb appeal, influencing the pricing of a home for sale.
It's not just the number, size, or frame material that impacts costs. The window's operating style also plays a role, though not always in quite as large of a case. Some windows have no operating parts, such as picture windows, or very minimal operating parts, like casements. These windows can be more affordable to manufacture. Those cost savings are often passed on to the customer.
Choosing a window operating style is essential based on its unique function in each area of the home and your intended outcomes for that region. For instance, you often see vertical sliding windows, especially double-hung these days, or even horizontal sliding windows, which are common in Southern California. Even though these window styles have more moving parts and can be more expensive, it's not often exceedingly more. So, focus on the use case for each style and the window's purpose rather than the difference in cost.
Every home tells a story, and yours is about to begin an exciting new chapter.
